As Cumberland County’s housing market continues to tighten, the pressure is being felt in virtually all of the county’s school districts, according to data from the Greater Harrisburg Association of Realtors.
GHAR broke Cumberland County’s home sale data down by school districts for the second quarter of 2019, showing that the majority of the county’s districts saw a slight bump in home prices along with faster sales, classic signs of demand outstripping housing supply.
Carlisle Area School District saw a decrease in total home sales this year versus the second quarter of last year, from 150 residential units to 132.
But the average number of days a listing sat on market plummeted from 107 days in the second quarter of 2018 to just 51 days in the April-May-June quarter this year. Median prices increased slightly, from $165,000 to $171,000.
Most districts in the region saw the same, with slightly higher values and much faster sales.
South Middleton and Cumberland Valley districts were slight outliers, with South Middleton’s average days on market rising from 50 days in the second quarter of 2018 to 69 days in the same period this year, and Cumberland Valley likewise seeing an increase from 63 to 66 days on market.
Both districts also saw a slight increase in the number of homes sold, indicating the market in South Middleton and Cumberland Valley is doing better at keeping up with demand than elsewhere in the region.
But those two districts are also the county’s most expensive. The median home in South Middleton School district sold for $237,000 in the second quarter of 2019, and the median home in Cumberland Valley School District for $290,000.
